    • What are the qualifications for an application to be acceptable?
      • Credit scores above 660
      • Approved TransUnion SmartMove residential rating above 660
      • Good verifiable rental history including no evictions
      • Verifiable household income of at least 3x monthly rent
      • No excessive past due consumer debt (<$2500)
      • No bankruptcy or foreclosure within past 36 months.
      • No unacceptable conviction criminal history.  We consider individuals on a case-by-case basis and evaluate the nature and severity of the crime, and consider the length of time that has passed since that crime was committed. Individuals can be legally denied housing if their recent criminal history makes them dangerous and a risk to other tenants or neighbors.
      • No pet(s) over 50 pounds at full growth or of aggressive breeds.  Refundable Pet Carpet Damage security deposit.  Amount of pet damage deposit depends on age and condition of carpet at move in.
      • Lease Guarantors are allowed. Lease Guarantors will need superior credentials (double the required income) and credit scores above 740.  Lease Guarantors would be required to fill out an application, have a background check completed (credit score, criminal history, income history, rental history) and sign the lease.
      • No indoor smoking
      • Housing vouchers not accepted
      • Minimum 12-month lease term
    • Application Fee:
      • $43 per applicant.  Paid by applicant online directly to TransUnion SmartMove.  Acceptable application are valid for six months.
    • Security/Damage Deposit:
      • One month’s rent (refundable).
    • Monthly Recurring Charges
      • We currently accept personal checks, cashier’s checks, money orders, or online banking payments.
      • Rent: Variable, rent per lease agreement.
      • Water, Gas, Electric, Trash: Variable, monthly charges vary based on individual usage and number of occupants.  All utilities are paid by the tenant.
    • Am I required to have renters insurance?
      • Yes.  Renters insurance is required for every new townhome lease.  Minimum coverage amount required is $100,000 in personal liability coverage.  You may use our preferred renters insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose.  Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy.  Townhome address and coverage dates must match address and dates on your lease.
    • Are pets allowed at the property?
      • Yes (less than 50 pounds at full growth) and not of certain aggressive breeds.  NOTE: Pet carpet damage deposit would apply.  Amount of deposit based on age and condition of carpet at move in.
    • Are there specific pet townhomes?
      • No
    • What pet types are allowed?
      • Maximum of two (s) Dogs and/or cats.  Cat, Neutered (written verification from veterinarian must be applied).  Dog, spayed or neutered, 50 lbs. or under at full growth.  Must be licensed and up to date on all shots (verification from veterinarian required).
    • What is the maximum number of pets allowed per townhome?
      • There is a maximum of two pets allowed per townhome.
    • What is the pet weight limit?
      • 50 lbs per pet.
    • What is the pet age limit?
      • There are no age limits.
    • What breed restrictions do you have for dogs?
      • The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.
    • What are the Pet damage deposits?
      • Variable pet carpet damage deposit depending on age and condition of carpet at move in (Refundable).
    • What is the non-refundable pet damage fee?
      • $350.
    • When is my monthly rent payment due?  
      • Monthly rent payment is due by the 1st of each month.
    • When is my monthly rent payment liable for a late charge?
      • Monthly rent payments are liable for a late charge on the 6th, of each month.
    • What is the late charge if I do not pay my rent on time?
      • You would be charged $100 on the 6th of the month.
    • What are the income and credit qualifications?
      • Your monthly income must be equal to or greater than three (3) times your monthly rent payment.
    • What is acceptable “proof of income” to sign a lease?
      • You must submit either a copy of your last two (2) paycheck stubs or a copy of your most recent W-2 form.
    • What lease terms are available?
      • We offer 12 month lease terms.  24-month lease term will be considered.
    • Do you offer short term leases?
      • No
    • What happens if I qualify for a townhome, but my roommate does not?
      • Each person must complete an application and will jointly qualify for the townhome. Individual credit scores may influence the required security deposit, or whether application is approved or denied.
    • What happens if I break my lease?
      • You will be responsible for the terms of your lease until such time a new tenant is found.
    • Can I change to a month-to-month lease plan after my first year?
      • Yes, however, there will be an additional fee of ~10% added to each month’s rent and fair market increases per month annually.  A 15-day notice to vacate can be given by either party.
    • A friend would like to stay at my townhome for a month, is this allowed?
      • Yes.   However, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.
      • Per the lease agreement, no one else may occupy the townhome for more than seven (7) consecutive days without prior written consent & no more than (2) occasions in any three month period.
    • Can I install a satellite dish?
      • Yes, however, specific rules do apply.  Most of the townhomes units currently have a satellite dish installed
    • Do you have any preferred employer discounts?
      • Yes. 5% discount on monthly rent for the following preferred employers”
        • Military personnel, Local (City of Pickerington) Fire and Police Department employees, Local (City of Pickerington) school employees and Hospital employees.
    • What is the size and layout of your townhome building(s)?
      • Our property features sixteen (16) side-by-side duplex townhome buildings containing 32 1456 SF two-story duplex townhomes units.  Each townhome also includes and additional 728 SF basement.
    • Does the property have reserved surface parking?
      • No.  The serving streets at Pleasant Townhomes are city public streets.  We do ask that residents park only in front of their townhome if parking spaces are available.
    • Does the property offer on-site recycling?
      • Recycling trash bins may be ordered from trash pick up vendor.
    • What unique features do your townhomes offer?
      • Our townhomes feature a 728 SF basement, a large pantry and abundance of large closets/storage areas. Most of the townhomes also also offer wooded and rural views.  We also offer a walking path to the adjacent Pickerington Youth Athletic Fields.
    • Are gas grills permitted at your property?
      • Yes.
    • Where is your property located?
      • We are located off of State Route 256 (Hill Rd), behind the Pickerington Post Office.  1.5 mile south of Hill Rd (SR 256) and Refugee Rd intersection.  3 miles south of State Route 256 and Route 70 intersection.
    • Are residents permitted to paint their townhome?
      • Yes, however, some rules do apply.
    • Can I email the office if I need a repair in my townhome?
      • Yes.
